The site is situated 3 miles from Junction 6 of the M4 on the southern end of Alma Road close to its junction with the A308. Alma Road runs north to south through the western side of the town centre. The A308 is the principal road linking Windsor and Maidenhead to the west and Old Windsor and Staines to the east.
The total area of the site is 4.6 acres, which is accessed from Alma Road. To the west of the site is a recreational ground (Vansittart Park) with residential housing to the north. To the east between Alma Road and the site there is a block of retirement homes and the Thames Valley Windsor Police station.
To the north of the site is a car park which is used by East Berkshire College. East Berkshire College access their car park over the car park for Windsor Business Quarter and a right of way is maintained in the redevelopment.
To the north of the site is a strong axis addressing Trinity Church, which is located to the south east.
The main access to the site will be served from Alma Road, which links directly to the Goslar Way dual carriageway. Parallel to Alma Road is Vansittart Road, which is adjacent to the site to the rear and offers a dedicated pedestrian and cycle route. This route links the park (and hence the site) northwards through Clarence Road and southwards underneath Goslar Way.
Alma Road and Vansittart Road are connected by an existing pedestrian path along the northern boundary of the site.
